House Update

I’ve had some questions regarding the status of our house, if we have sold it, when we are moving, etc. so I thought I would give you all an update as to what is going on.
We listed our house for sale in April of 2019. We figured it would sell relatively quickly and be moved to Rochester by the time Giulietta was born in August.
Well, God had other plans because our house did not sell quickly at all. In fact, we took it off the market about a month ago, which I will share more about too.
THE OFFERS
The first couple of months we showed the house a ton! We had lots of people come through along with several open houses. Nothing amounted from these showings or open houses, but we didn’t get discouraged.
In July, we accepted an all cash offer that was supposed to close in 30 days! It was crazy and we started packing that night knowing the baby would be born in August and that’s when we would also be moving. Well, unfortunately, our excitement was quickly shut down as the couple realized that by doing an all cash offer would leave them with little money to live on. It just wasn’t going to make sense for them financially, so the offer fell through. We still aren’t really sure why they wouldn’t just go to the bank to get it financed?
We figured that was a good sign though because it would have been crazy to move at the beginning of August with a baby due August 27. Also, little did we know, Gigi would be born on August 9!
Our second offer came in September. This one was tricky. The buyer wanted ALL of our furniture/decor. He loved how I had the house decorated and wanted to buy it as is. This came with a cost and with some negotiations between the realtors, we finally came to an agreement. Next, came the home inspection which was interesting, LOL. The buyer ended up walking away after the inspection stating that the house was ‘old.’ We didn’t get much more info than that, but we were confused as to why he would say this when he had previously stated how much he loved the character and all the old/vintage decor I had in the house.
Again, we weren’t too upset because we realized we could probably make more by selling our furniture separately than with the house.
We had devised a plan to take the house off the market by December 1, if we hadn’t received an offer. Well mid November, we received an offer from a buyer who had to live in our city due to his job. We were thrilled! It was a great offer and we figured it was a done deal considering they had to live in the city limits. They loved the house and were buying some of our furniture. All we had to get through the home inspection. Well, after the inspection, the buyers came to us with a HUGE list of things that they wanted either replaced, fixed, or updated. It was going to be well over $20,000 to do all of these updates so we declined many of these requests. Most of them were cosmetic updates that did not affect the structure or anything crucial to the house, they were more just normal wear and tear maintenance requests. Both our realtor and the buyer’s realtor were in agreement that this list was absolutely ridiculous and very out of the ordinary. Since we would not agree to these updates, the buyers walked.
That last offer was a bit crushing. We were getting so excited to move and had started to look at new houses. We truly thought these were the buyers as they had to live in our city and they had stated that they had looked at other houses and nothing compared.
In between all these offers, we had lots of showings and a few other open houses. We received a lot of positive feedback, but nothing ever panned out.
THE PLAN
Our realtor suggested we take the house off the market and relist in early March. She was nervous that buyers would see that our house was on the market for so long and would wonder what was wrong with it. We took the house off the market in the beginning of December. We figured we would enjoy the holidays without the hassle of having to show it to potential buyers.
We may do a pre-home inspection and either fix any issues that arise or put them on the property disclosure so we are up front with buyers. Our agent has stated that this may also speed up the closing process as buyers may choose not to do an inspection when they see we have done one already.
We are hoping to relist the house in the beginning of March and use fresh new photos and possibly stage our attic to look more like a bedroom. Our attic is used for storage as it houses all the AC units for the house. At one point it was used as a bedroom before the AC units were installed. We are hoping if it’s staged more as a bedroom than only storage, buyers may be able to envision it as a bedroom if they wanted to use it that way.
We are hopeful that 2020 is our year to sell! I know that there is always a bigger plan in place for us and that we have to be patient and realize everything will work out as it’s supposed to.
